Not only will we provide you with an estate agency service, guidance and assistance in selling your home, but if you choose the option, our sister company Vanessa Newman Property Lawyers will create a comprehensive sales pack which will be available for all interested buyers.

This will provide essential information about the property and its title which would not usually be available until the draft Contract is issued, reducing the risk of your buyer withdrawing from the purchase.

This will also reduce the time it takes to get a Contract pack issued once your sale has been agreed, thereby shortening the time it takes to achieve an exchange of Contracts.

If you then choose to instruct Vanessa Newman Property Lawyers to carry out your conveyancing, your legal fees will be discounted.

How it works

  • We attend your property, carry out a valuation and advise you on a realistic evidence-based sale price.
  • Once you have confirmed you would like us to market your property we will pass you to our sister company, Vanessa Newman Property Lawyers who will then carry out ID and AML checks, removing the need to do this twice for the agents and the conveyancer. This will cost £50 per person and will be deducted from your final bill if you choose to instruct Vanessa Newman Property Lawyers to act for you.
  • If you choose the sales pack option, Vanessa Newman Property Lawyers will work with you to prepare the sales pack which will include a review of the title to establish whether there are any potential title issues which may cause delays or concerns. This will then provide the opportunity to resolve any such issues prior to the sale being agreed.
  • Meanwhile, we will arrange to list your property with recommendations on how best to present it to potential buyers.
  • Once the listing is complete, the property will be placed on the open market along with the sales pack if you have chosen that option.
  • If you wish we will accompany all viewings.
  • Any offers will be verified for both funding and ability to proceed.
